Terramor is an 890-acre master-planned community project consisting of 1,440 lots located in the Temescal Valley, south of Corona. When acquired by Foremost in 2013, Terramor was undeveloped and entitled with a Specific Plan. Foremost amended the Specific Plan to reduce the grading costs and incorporated a wide range of lot sizes, a large sports park, a pool and clubhouse and miles of hiking trails. The land plan is terraced into the rolling topography, offering stunning views of the Cleveland National Forest and Saddleback Mountain.
Terramor was one of the largest undeveloped residential land parcels on the Interstate 15 corridor in the south Corona area. Foremost worked with the land seller to create a land acquisition structure that would allow Foremost time to amend the current Specific Plan before closing on the first phase of land in 2015, followed by subsequent land takedowns through 2021.
Foremost was the master developer of Terramor and was responsible for all land development and the construction of two bridges, two water storage tanks, a large sewer retention and pumping facility and all the public and private recreational facilities. The majority of the lots have been sold to merchant home builders, including Pulte, Lennar, Tri Pointe and KB Home. Terramor was awarded Southern California’s Master Planned Community of the Year.
