Sycamore Creek is a 717-acre master-planned community in the Temescal Valley area, south of Corona, consisting of 1,740 homes. The community features miles of recreational trails linking amenities, including a new elementary school, a swim complex with two pools and a splash park, a clubhouse, an eight-acre sports park, a 25-acre regional park and a new neighborhood shopping center. Forestar Management served as development manager of the community.
Starfield Sycamore Investors purchased Sycamore Creek in 2002 and sold about 1,200 lots to merchant home builders prior to the Great Recession. In 2008, because of Forestar’s knowledge of the community and experience with the nuances of development in Riverside County, Starfield engaged Forestar to take over the development management of the community.
Forestar worked closely with Riverside County to position Sycamore Creek to deliver lots to homebuilders once the market recovered. Forestar processed a Specific Plan Amendment to transfer density between several planning areas. Forestar sold the remaining lots to builders, including Lennar and Tri Pointe, and processed CFD reimbursements and fee credit agreements. Forestar managed the Sycamore Creek HOA and the turnover to the homeowners.
