At the time of acquisition, Mission Estates consisted of 178 finished single-family lots that were shovel-ready for new home development in Jurupa Valley, California, a new Inland Empire city just east of Eastvale and Ontario. The lots average over 7,500 square feet and are adjacent to the newly built Patriot High School. The property provides easy access, less than two minutes, to the Valley Way Avenue exit of U.S. Route 60, also known as the Pomona Freeway.
The property was owned by One West Bank, which foreclosed on it from the original builder when the housing market declined. At that time, most of the infrastructure had already been installed and the lots graded.
The title to the property was clouded because one of the original landowners had tied the property up in litigation. Foremost helped structure a settlement between One West Bank, the plaintiff and Foremost to resolve the issue, settle the litigation and close the acquisition. Foremost recorded the final maps. Foremost sold Mission Estates to D.R. Horton and all 178 homes have been built and sold.
