Adjacent to the Spring Mountain Ranch master-planned community, between the City of Riverside and the City of Grand Terrace
Highgrove consists of three parcels of land within a half-mile of each other along Center Street in the Highgrove area of unincorporated Riverside County. The lot sizes are generous, ranging from a minimum of 7,200 square feet to more than 20,000 square feet. The project has excellent freeway access to CA-91, I-215, I-10 and CA-60 and is within short commuting distance to large employment centers throughout Riverside and San Bernardino counties. There are also several universities and large hospitals within easy commuting distance.
The properties had been owned by investment group AW Properties, which obtained full approvals for development plans that were put on hold when the housing market declined in 2006. Proximity to Spring Mountain Ranch, a 1,450-lot master-planned community, enhances the value of these parcels.
Foremost worked with Riverside County to resolve an outstanding condition of approval related to a regional traffic improvement that was holding up development. Additionally, this area of Highgrove had been limited to large lot subdivisions because of the lack of sewer. The extension of the sewer main down Center Street allowed the project to move forward. All the lots were sold to D.R. Horton.
