Background

Terramor is one of the largest undeveloped residential land parcels on the Interstate 15 corridor in the south Corona area. Foremost worked with the former developer for well over a year to create an option acquisition structure that would allow Foremost time to amend the current Specific Plan before closing on the first phase of development in 2015, followed by subsequent phase takedowns through 2018.

Value Added

Foremost is processing a Specific Plan Amendment that will reduce the grading impact and preserve more than half of Toscana as open space while creating a mix of lot sizes to meet demand from a wide spectrum of homebuyers. Foremost is also working with resource agencies and utility providers to address development impacts and ensure effective mitigation and cost-efficient infrastructure design.
