Project Description

Robinson Ridge is an unimproved, 89-acre nursery property located in unincorporated Orange County, adjacent to the city of Rancho Santa Margarita. The property has Specific Plan approval for 314 lots. Foremost will process a tentative tract map for approximately 190 lots with a minimum lot size of 6,000 square feet, and roughly one-third of the lots will be estate sized at 10,000 to 20,000 square feet. The land plan is tiered to maximize expansive views of Trabuco Canyon, the Cleveland National Forest and Saddleback Mountain, the highest and most distinguished peak in Orange County.

Background

Robinson Ridge is one of the largest undeveloped parcels in Orange County that is not owned by one of the large ranching/land development companies. Foremost pursued Robinson Ridge for several years and through three different acquisition structures. Foremost originally was in escrow to buy the property from the owner, who was in bankruptcy. When the bankruptcy stay was lifted, Foremost geared up to purchase the property at a trustee’s sale. Finally, when the court-appointed receiver decided to market the property through a receiver sale process, Foremost and its partners were selected for their ability to move quickly and provide assurances that they were able to close escrow.

Value Added

Foremost has leased the property to a nursery operator while Foremost begins to process a tentative tract map.
