Project Description

Deerlake Ranch is a fully entitled 230-acre hillside property in an affluent neighborhood in the San Fernando Valley region of the County of Los Angeles, just north of the 118 freeway and adjacent to Porter Ranch. The property has Specific Plan and vesting tentative tract map approval for 314 lots with lot sizes ranging from 5,000 square feet to half-acre equestrian lots. The exclusive foothill community will have spectacular views and a resort-quality pool complex. Most of the community will be gated, and the property will be laced with multi-use and equestrian trails that link to an existing network surrounding the area.

Background

Deerlake Ranch is one of the only remaining single-family development parcels in the San Fernando Valley. Largely built out from the 1950s to the early 2000s, the San Fernando Valley is approaching full build-out, meaning that Deerlake Ranch presents one of the last opportunities to purchase new upscale homes in the area. Forestar purchased the property from Presidio Chatsworth Partners, LLC.

Value Added

Forestar is modifying the VTTM to improve lot segmentation and house fit and is preparing the final engineering. Forestar is also adding a recreation center and pool complex as a community amenity.
